Many pools built during the community's rapid growth in the 1970s, 80s, and 90s are now showing their age — rough plaster surfaces, cracked concrete decks, deteriorating tile and coping, and outdated equipment. Port Charlotte's pool stock is among the oldest in Southwest Florida. General Development Corporation's original master-planned community created thousands of residential lots, most with pools, in the 1970s through 1990s. These pools are now 25–50 years old, and the original plaster, concrete decks, and equipment have reached or passed the end of their functional lifespan in many cases.

Plaster surfaces typically last 10–20 years depending on water chemistry management. A rough, staining, or delaminating plaster surface can't be adequately cleaned and should be resurfaced. Original concrete pool decks from this era are almost universally cracked — thermal cycling, tree root intrusion, and Florida's sandy soil movement have taken their toll. Travertine paver decks installed over or in place of the original concrete are dramatically more durable and are the dominant deck upgrade choice throughout Port Charlotte's established neighborhoods.
