Pool Care for Seasonal Residents
Southwest Florida is home to a large seasonal population. Many homeowners in Port Charlotte, Punta Gorda, Englewood, and Venice spend 4–6 months of the year elsewhere — heading north for summer, returning in the fall. During that absence, your pool still exists, still accumulates debris, and still requires regular chemical management to avoid turning green.
Community Pools LLC offers seasonal caretaker service plans designed specifically for homeowners who will be away for an extended period. Unlike traditional northern-style "pool closings" that involve draining equipment and covering the pool, Florida pools remain operational year-round. What changes is the management approach and service frequency when the home is unoccupied.
Pre-Departure Chemical Treatment
Full water analysis and chemistry adjustment before you leave, including stabilizer, phosphate treatment, and algae prevention dosing to protect the pool through the absence period.
Caretaker Visit Schedule
Ongoing weekly or bi-weekly visits during your absence for cleaning, chemistry checks, and equipment monitoring to prevent problems from developing undetected.
Equipment Monitoring
Pump, filter, and automation system checked at every caretaker visit. Any equipment issues reported to you immediately so decisions can be made remotely.
Remote Communication
We can communicate visit reports, photos of issues, and service summaries remotely so you're always informed about your pool's condition while away.
Storm Response
Post-storm assessment visits after significant weather events to clear debris, test chemistry, and confirm equipment is functioning properly.
Return Startup
A thorough startup service when you return to bring the pool to full swim-ready condition quickly, including chemistry adjustment, thorough cleaning, and equipment review.
Why Your Florida Pool Needs Professional Caretaker Service
The Florida summer — June through October — is the hardest period for an unoccupied pool. It's not the absence of use that causes problems; it's the combination of intense heat, heavy rainfall, and accumulated organic debris that creates ideal conditions for algae and chemical imbalance.
Florida's wet season typically delivers 4–7 inches of rain per month from June through September. Each rain event dilutes your pool's stabilizer (cyanuric acid), which is the compound that protects chlorine from UV degradation. As stabilizer drops, chlorine becomes progressively less effective at the same concentration, requiring more frequent addition to maintain sanitation. Without someone actively managing this cycle, chlorine becomes depleted and algae takes hold.
Summer heat accelerates every biological process in your pool. Algae growth rates in 90°F+ pool water can overwhelm a chlorine deficit within 48–72 hours. A pool that has moderate chemistry issues in March can go fully green in August in less than a week without active management.
Hurricanes and tropical storms add another dimension. Wind-driven debris — palm fronds, leaves, dirt — introduces enormous organic load and phosphates in a single event. Without a post-storm service visit, that debris can fuel a chemical crash and algae bloom within days. Community Pools LLC monitors severe weather alerts and schedules additional visits to client pools after significant storm events.
A professional caretaker plan during your absence is substantially less expensive than a green pool recovery treatment, equipment repair from an undetected failure, or surface damage from prolonged chemical imbalance. It's peace of mind that has a measurable financial return.

Seasonal Service Questions
Pool Closing & Caretaker FAQ
Do I need to winterize my pool in Florida?
Traditional winterization — draining pipes, blowing lines, adding antifreeze — is not needed in Florida because temperatures almost never drop low enough to cause pipe freeze damage. In the rare event of a frost warning in Southwest Florida, some minor protective measures may be advisable, but they are nothing like the full winterization process required in northern states. What Florida pools do need when the owner leaves is ongoing professional caretaker service to maintain chemistry and monitor equipment during the absence.
How often should a caretaker visit my pool while I'm away?
During Florida's summer wet season (June–September), weekly caretaker visits are strongly recommended. Heavy rainfall continuously dilutes stabilizer and introduces phosphates, and the heat accelerates algae growth — weekly visits are needed to stay ahead of chemistry drift. During drier, cooler months, bi-weekly may be adequate for pools with automation and stable chemistry. We assess your pool's specific characteristics and recommend the appropriate frequency for your situation.
What happens if there's a hurricane while I'm away?
If a significant storm affects the service area while you're away, Community Pools LLC schedules assessment visits to client pools as soon as safe access is possible. We clear debris, test and adjust chemistry, confirm equipment is operational, and document any damage for your insurance records. For major equipment damage, we contact you with our assessment and repair estimate before proceeding. You will not return to a green pool because of a hurricane if you're on our caretaker program.
Can I put my pool on reduced service to save money while I'm away?
Reduced service is possible during lower-risk periods, but during Florida's summer wet season we strongly recommend maintaining weekly service. The cost of a green pool recovery treatment — which almost always results from reduced summer service — typically exceeds several months of regular service fees. We're happy to discuss a service plan that balances your budget with appropriate protection for your specific pool and the time of year you'll be away.
